New York’s Waterfront Neighborhoods are Ripe for High-Design
After decades of being used as a hub for manufacturing and shipping, much of New York City’s waterfront has become underutilized land. Today, as some of the city’s last areas available for development, these waterfront neighborhoods are the most sought-after locations for real estate developers. Below are just some of our favorites.
Olympia
Rising 33 stories from the heart of historic DUMBO, Olympia will provide expansive views of the sun-drenched harbor and Manhattan skyline from the highest crest in the neighborhood. The natural minimal color palette and parallel façade patterns gently nod to the adjacent Brooklyn Bridge and reflect a sense of scale and rhythm that’s in sync with the neighborhood below. Currently under construction, the luxury property will boast 76 exceptionally crafted condominiums, ranging from one- to five-bedrooms with private terraces, plus penthouses, and feature over 38,000 sq. ft. of indoor and outdoor amenities—including the highest tennis court in NYC.
Bankside
Bankside consists of 7 buildings along the Harlem River that flank the 3rd Avenue Bridge in the Bronx. As the first major new development in Mott Haven, Bankside will create an entirely new neighborhood, including two rental buildings—Third and a public waterfront park along the river.
Designed by Hill West Architects, Bankside consists of 7 buildings along the Harlem River that flank the 3rd Avenue Bridge in the Bronx.
Ocean Drive
As the first market-rate building in the area in two decades, Ocean Drive is a renaissance in the community of Coney Island. Located outside of the gated communities in the surrounding neighborhood, this market-rate apartment building enhances the area with a large retail space set to house a quality neighborhood food store, improves the boardwalk and street ends, and ushers in a rebirth to the area. The design team and landscape architect collaborated on a design that serves the community with a public space for food, activity centers, shade, seating, and lush plantings allowing the building and boardwalk to become a destination in the neighborhood.
