Noble LIC: A New Milestone in Long Island City's Real Estate Development

Noble LIC, a newly constructed condominium at 27-09 40th Avenue, has achieved its structural apex. The announcement comes from The Patrick Smith Team of The Corcoran Group, in collaboration with the project's sponsor, 40th Ave Dutch Kills Realty LLC. This development is set to infuse the Long Island City condominium market with 46 studio, one-bedroom, and two-bedroom residences, each featuring private outdoor space, washer-dryer units, and high-end finishes.

Noble LIC is far from a standard development, introducing features such as a large fitness center with a 940 square foot terrace, a residents’ lounge, and a pet spa. The property also boasts a 3,160 square foot landscaped roof deck equipped with a BBQ station, and an additional 2,160 square foot roof terrace on the building's second floor. Both onsite garage parking and bicycle parking will be available to residents.

Gus Vorillas and Abdel Aziz Raouf, representatives from 40th Ave Dutch Kills Realty LLC and its affiliate First Elite Management Corp., expressed their excitement at this milestone, “A topping off marks the completion of a building’s final floor. We have witnessed the tremendous growth in Long Island City over the course of assembling the site. With well-designed layouts, extensive indoor and outdoor amenities, and a prime location on a tree-lined street just 2 blocks from Queens Plaza, we're confident that Noble LIC will offer an unrivaled living experience.”

Patrick W. Smith from The Corcoran Group, who has been advising the development team on project positioning and product development, praises the development. “Noble LIC is among the most exciting new developments coming to Long Island City. It combines the advantages of a larger development with the privacy, cost-effectiveness, and exclusivity of a boutique building.” The focus of Noble LIC’s design has been on creating highly functional homes that allow an abundance of daylight and ensure private outdoor spaces for each home, resonating with the indoor-outdoor living concept.
